Step by step
- Go to the sede: https://sede.madrid.es/ and search “IBI” or “Oficina Virtual Tributaria (Agencia Tributaria Madrid)”.
- Log in with Cl@ve/certificado and go to Tus tributos. You’ll see the IBI for the year, amounts and status.
- Want to pay now? Click Pagar. If you don’t have a receipt, generate a carta de pago and pay online with a card or account charge. Save the receipt (PDF with CSV).
- Want to set up direct debit? In Domiciliaciones/Sistema Especial de Pago (SEP), enter the IBAN, confirm and download the mandate. If you changed bank, update here.
- Need a duplicate? In Mis recibos/Consulta de deudas, filter by IBI and year, download the duplicate or carta de pago.
- If the property doesn’t appear, check your ownership in Catastro and regularise (sale, inheritance, etc.). Until it’s correctly registered, the Ayuntamiento won’t show the receipt.
Time-saving tricks
- Do payments and procedures from a computer with Chrome/Edge. Fewer errors than on mobile.
- Always download the PDF with CSV. It saves you if there’s a problem.
- Domiciliation/SEP usually applies the following year if you do it late. Do it before the end of the year and you’re done.
- If card payments fail, generate a carta de pago and pay at your bank online as a “pago de tributos” using the CSV.
Common mistakes that can derail the process
- Assuming direct debit is immediate and missing the charge: you’ll get a surcharge if the deadline passes.
- Selling the flat and not changing titularity in Catastro: the IBI keeps coming to you.
- Letting a domiciled payment be returned thinking nothing will happen: you enter enforcement with surcharges.
- Leaving it to the last day: the sede slows down and the payment gateway often collapses when you least want it to.

- 2.Log in with Cl@ve, certificado digital or DNIe and open your tributes to check the IBI for the current year and previous years.
- 3.To pay: if you have the receipt/carta de pago, use the online payment with card or account charge; if not, generate the carta de pago and pay there or at a collaborating bank.
- 4.To set up direct debit (or join the SEP): inside the IBI section, choose Domiciliación/Sistema Especial de Pago, enter the IBAN and confirm the mandate.
- 5.For duplicates: go to ‘Mis recibos’ or ‘Consulta de deudas’, filter by IBI and download the duplicate or the carta de pago with CSV.
- 6.If you changed banks: update the IBAN in the same domiciliaciones screen and save the receipt.
- 7.If you don’t see the property: check that you are the registered owner in Catastro and, if needed, provide proof of ownership or process the change of cadastral ownership.
- DNI/NIE or passport of the holder (and of the representative if you act as agent)
- Certificado digital, DNIe or Cl@ve to enter the Oficina Virtual Tributaria
- Referencia catastral del inmueble (shows on the receipt or at sedecatastro.gob.es)
- Receipt number/barcode or CSV from the carta de pago (if you have already received it)
- IBAN of an account in your name if you will set up a direct debit or request SEP
- Email and mobile for notifications and proof of payment
- Documento de apoderamiento if you are not the holder (Registro de Apoderamientos del Ayuntamiento de Madrid)
Fiscal calendar: miss the voluntary period and you get surcharges
IBI has an annual voluntary period published by the Ayuntamiento. Outside that period, under the LGT you face a surcharge of 5%, 10% or 20% depending on timing, plus interest and costs if it reaches enforcement.
Domiciliation and SEP aren’t magical or always immediate
If you set up a direct debit or join the SEP late, it may not apply to the current tax year. As a rule, do it before 31 December to make it effective for the next year.
You sold the flat and they keep charging you
Until Catastro and the padrón tributario reflect the change, the IBI can remain in your name. Process the change at Catastro and notify the ownership to avoid surprises.
Technology can mess you up
The Oficina Virtual usually works better on a computer and with Chrome/Edge. If the payment gateway fails, try another card or generate the carta de pago and pay at your bank.
When is IBI paid in Madrid?
Each year the Ayuntamiento publishes the fiscal calendar with the voluntary collection period. Go to the sede and check the calendar for the year; don’t assume the dates are the same every year.
Can I get fined if I don’t pay IBI on time?
It’s not a fine, it’s surcharges: 5% if you pay shortly after the deadline, 10% in reduced enforcement and 20% ordinary enforcement, plus interest and costs if they take it to executive collection. It gets expensive to ignore it.
Can I pay IBI without Cl@ve or certificado?
Yes. With the carta de pago/recibo you can pay online or at a collaborating bank using the document data (barcode or CSV). With Cl@ve you can see your debts and download duplicates.
How do I join the SEP (installment scheme)?
From the Oficina Virtual, in the IBI section choose Sistema Especial de Pago. Enter the IBAN and confirm. Watch the deadline: if you do it late, it will apply from the next year.
I changed bank, how do I update the direct debit?
Log in to the Oficina Virtual, go to domiciliaciones, edit the IBAN and save. Do it well before the charge to avoid returns and surcharges.
How do I get a duplicate IBI for previous years?
In ‘Mis tributos/Consulta de deudas’ filter by year and download the duplicate with CSV. You’ll only see properties where you are registered as holder or representative.
Are there discounts (large family, VPO…)?
Yes, there are bonificaciones. You apply via the sede and they usually require you to request them before 31 December to apply them to the next year. Have the title and specific documents ready.
