What you need to have at hand
  1. CRU/IDUFIR of the property (best option). If not, referencia catastral or full address.
  2. Your details: name, DNI/NIE, email and mobile.
  3. Reason why you request it (purchase, check charges, mortgage…).
  4. Card to pay the arancel.
  5. If you go in person: physical DNI and, if acting for a company, CIF and authorisation document.
Documentation
  • Property identifier: CRU/IDUFIR or property registration number. The referencia catastral is available at the Sede del Catastro: https://www.sedecatastro.gob.es.
  • Identity document (DNI/NIE/passport) of the applicant.
  • Contact details (email and mobile) to receive the nota.
  • Legitimate interest: a simple sentence explaining why.
  • Payment method: bank card.
Step by step
  1. Go to https://www.registradores.org and navigate to Registro de la Propiedad > Nota Simple.
  2. Locate the property: enter CRU/IDUFIR or referencia catastral. If you don’t have them, use address and municipality and pick the correct Registro.
  3. Fill in your details and state your interest (e.g.: "I am going to buy and need to check charges"). Without that, they may stop the process.
  4. Confirm the summary and pay the arancel (9,02€ + IVA). Keep the receipt.
  5. Wait for the email with the PDF. If it hasn’t arrived within 24 h, check spam or check the status on the website (they ask for the payment locator).
  6. In person (optional): book a cita with your Registro (many require it), bring DNI and the property details, pay there and they’ll notify you when it’s ready.
Time-savers
  • Use CRU/IDUFIR whenever you can: it’s a sure hit. It’s usually on deeds and previous notas.
  • If you only have the address, get the referencia catastral from the Catastro first: it prevents back-and-forth.
  • If it’s for a bank/notary, ask if a nota simple suffices or they need a certificación. You might avoid ordering both.
  • If you don’t need it urgently but want accuracy, add any extra details (staircase, floor, parcel, polígono…) in the observations.
Common mistakes that will mess up the request
  • Confusing nota simple with certificación: the first is informative. If the notary asks for public faith, it won’t be enough.
  • Requesting by a generic address without referencia catastral: they can find the wrong property or take days to clarify.
  • Paying on non-official sites: inflated prices and slower service. Use the sede of the Registradores.
  • Not justifying your interest: the Registro will ask for clarifications and delay the process.
  • Thinking it’s free: it isn’t; there’s an arancel. Budget about 10–11€ with VAT.

  4. 4.Pay the arancel online by card and save the receipt.
  5. 5.You receive the nota simple as a PDF by email. If information is missing, they will ask for clarification by email and it will be delayed.
  6. 6.If you prefer in person: book a cita at the relevant Registro de la Propiedad (search on the site), bring your DNI and the property details, pay there and they’ll give it to you when it’s ready.

¿Qué necesito para completar Nota Simple Propiedad sin que me lo rechacen?

Nota Simple Propiedad es gratuito en Ministerio de Justicia / Registro Civil y se puede presentar por cuenta propia. El punto que interrumpe el trámite es que hace falta Cl@ve activa, y si no está dada de alta el registro previo puede tardar días. Además, presentarse sin la documentación exacta obliga a pedir cita otra vez.
