Energy performance certificate for selling or renting (regional registry)

You need the certificate with the A–G letter to advertise, sell or rent your home or commercial space, and to register it in your Comunidad Autónoma. It applies to private owners, estate agents and companies putting a property on the market.

What you need to have to hand
  1. Cl@ve, certificado digital o DNIe to enter your Comunidad’s sede.
  2. Property details: address and referencia catastral.
  3. Competent technician located (arquitecto/ingeniero) to do the visit.
  4. A card or account to pay the tasa autonómica if your Comunidad charges one.

  • Certificado de eficiencia energética (PDF) signed by the technician.
  • Archivo XML generated by the recognised software (CE3X, HULC, CYPETHERM…).
  • Etiqueta energética (A–G) issued by the software or by the regional registry.
  • DNI/NIE of the owner or NIF if it’s a company.
  • Justificante de la tasa autonómica, if applicable.
  • Autorización if a third party (technician/gestoría) submits it.
  • In some registries, escritura/nota simple or contrato de alquiler.
Step by step
  1. Hire the technician. They must visit the property, take measures, photos and inspect installations. A few days later they’ll send the signed PDF and the XML.
  2. Check details: owner name, address and referencia catastral. If anything is wrong, have them correct it before registering.
  3. Access the sede electrónica of your Comunidad and go to the Registro de Certificación Energética with Cl@ve/certificado.
  4. Fill in the form: use (vivienda/local), surface area, year, and attach PDF + XML. Upload the autorización too if you’re not the signing owner.
  5. Pay the tasa from the same sede (if it exists) and attach the justificante when requested by the procedure.
  6. Submit and download the receipt with the expediente number. Sometimes the etiqueta is issued instantly; other times it takes a few days.
  7. Save everything for adverts and for the notary on signing day.
Tips that save you time
  • Ask the technician always for the XML and the etiqueta along with the PDF. Without the XML many registries will reject you.
  • Have the referencia catastral ready: you can get it in minutes from Sede del Catastro if you don’t remember it.
  • If you’re short on time, ask the technician to register it for you with your authorisation. It’s usually faster.
  • Check whether your Comunidad charges a tasa. Some are free and you skip the payment step.
Common mistakes that can derail the process
  • Publishing adverts without the etiqueta: punishable and they may take the listing down.
  • Uploading a scanned PDF without the XML: direct rejection of the file.
  • Wrong catastral data: wrong owner or address means starting over.
  • Leaving it until the day before signing: if the registry isn’t automatic, you won’t make it.
  • Not renewing after 10 years: they’ll ask for it to sell/rent and the old one won’t be valid.

  3. 3.Log in to the sede electrónica of your Comunidad Autónoma and go to the Registro de Certificación Energética. Use Cl@ve, certificado digital or DNIe to access.
  4. 4.Fill in the regional registry online form and attach the PDF, the XML and, if applicable, the authorisation for the person submitting it.
  5. 5.Pay the regional registration fee from the same sede (if there is one) and attach the proof when the form requests it.
  6. 6.Submit the application and download the receipt with the expediente number. Keep it for adverts, the agency and the notary.
  7. 7.When the registry issues the definitive etiqueta or certificate, download it from the sede and use it in advertising and at the sale/rental signing.

¿Qué necesito para completar Certificado de Eficiencia Energética sin que me lo rechacen?

Certificado de Eficiencia Energética tiene una tasa oficial de 50 – 300 € en Comunidad Autónoma y se puede presentar por cuenta propia. El punto que interrumpe el trámite es que hace falta Cl@ve activa, y si no está dada de alta el registro previo puede tardar días. Además, cualquier dato que no coincida con el registro obliga a repetir el proceso desde el principio.
