Descalificación de una VPO (convert it to free-market housing)
Energy certificates expire. Without a valid one, the contract may be voided.
If you own a VPO and want to remove price and transfer limits, this is the procedure to request descalificación. You deal with it at your comunidad autónoma and then register the resolution in the Registro de la Propiedad.

- 1.Check your régimen and dates: find the calificación definitiva and request a nota simple at the Registro de la Propiedad; check how many years of protection apply and whether there are aids to be repaid.
- 2.Go to the sede of your comunidad autónoma and submit the descalificación application with Cl@ve/certificado. Example Madrid: https://www.comunidad.madrid/servicios/vivienda/descalificacion-viviendas-protegidas
- 3.Fill in the regional form and attach: calificación definitiva, escritura + nota simple, DNI/NIE, proof of aids and a declaración responsable of truthfulness.
- 4.If they require repayment of aids/interest, they will notify the liquidation: pay with the Modelo 046 autonómico or as instructed and upload the receipt in the sede.
- 5.Wait for the resolución. If it’s favourable, download it from the electronic notification and check for any conditions (deadlines to register, etc.).
- 6.Take the resolución to the Registro de la Propiedad to cancel the VPO burden on the property. They will charge registration arancel and, if applicable, you must settle any autonomous tributes.
- 7.If you had an IBI bonificación for VPO, notify your ayuntamiento via its sede electrónica (e.g. Madrid: https://sede.madrid.es) so they adjust the tax.
