Register the sale in Catastro (ownership change with Modelo 900D)

Energy certificates expire. Without a valid one, the contract may be voided.

This is for putting the flat/house in your name in the Catastro after signing the sale. It makes the IBI and cadastral data appear under your name. Don’t confuse this with the Registro de la Propiedad.

What you need to have to hand
  1. Cl@ve o certificado digital to access the Sede del Catastro.
  2. Copia simple of the escritura de compraventa (legible PDF, all relevant pages).
  3. Referencia catastral of the property (found on the IBI or on the Sede).
  4. DNI/NIE of buyer and seller.
  5. Ownership percentages and date of the escritura.
Documentation
  1. Escritura de compraventa (copia simple). This proves the ownership change.
  2. Identification of buyer(s) and seller(s) (DNI/NIE).
  3. Referencia catastral of the property (14 characters).
  4. Proof of representation if you act for someone else.
  5. Document on marital/property regime if it affects the split (gananciales/separación), when applicable.
Step by step
  1. Confirm if your notary communicated it to Catastro (ask directly). If it’s been communicated, don’t file 900D and save time.
  2. If not, go to https://www.sedecatastro.gob.es/ with Cl@ve or certificado and search “Declarar alteración de titularidad (Modelo 900D)”.
  3. Fill in the 900D with: referencia catastral, transferor details, your percentage, date of escritura and notification address.
  4. Attach the copia simple and the DNIs/NIEs. If multiple buyers, include everything in the same expediente with the percentages.
  5. Send and save the receipt (registration number). They may request clarifications: answer on time to avoid stopping the expediente.
  6. In person with cita if you prefer: book at the Gerencia del Catastro or at your ayuntamiento if it’s a Punto de Información Catastral, bring the Modelo 900D printed and the documents.
  7. Check the status in your area on the Sede. When resolved, verify you appear as owner and that the percentage is correct.
Tricks that save you time
  1. Ask the notary to send the cadastral communication at the same time; it’s usually quickest.
  2. One expediente if there are several buyers: cleaner and fewer requests.
  3. Sharp scans: if the escritura is unreadable they’ll return it and you’ll lose weeks.
  4. Notification address: use an address where you collect mail; you don’t want IBI notices sent to the old address.
Common mistakes that can mess up the process
  1. Mixing up Catastro with Registro: Catastro is free and administrative; the Registro de la Propiedad is a different channel and costs money.
  2. Filing a duplicate 900D when the notary already sent it: you’ll get a rejection for duplicate and delays.
  3. Missing the 2-month limit without communicating: you risk a fine and the IBI may be billed wrongly.
  4. Wrong referencia catastral: if you enter another property’s reference, you’ll change the ownership of the wrong property and fixing it is a pain.
  5. Incorrect percentages: if the percentages don’t match the escritura, you’ll need to correct it later and it’s a hassle.
  1. 1.Ask your notary if they sent the cadastral communication for the sale (art. 14 TRLCI). If they did, wait for the notification and don’t duplicate the 900D.
  2. 2.If they didn’t send it or you don’t trust it, go to https://www.sedecatastro.gob.es/ with Cl@ve or certificado digital and look for “Declarar alteración de titularidad (Modelo 900D)”.
  3. 3.Fill in the 900D: referencia catastral, seller details, your ownership percentage and the date of the escritura. Give a domicilio for Catastro notifications.
  4. 4.Attach the copia simple of the escritura and the DNIs/NIEs. If there are several buyers, upload a single expediente indicating each person’s percentage.
  5. 5.Send the declaration and save the receipt with the registration number. Check the expediente status in the Sede under “Mis trámites” every few days.
  6. 6.If you prefer in person, book a cita at the Gerencia del Catastro or at a Punto de Información Catastral in your ayuntamiento (via the Sede del Catastro) and present the Modelo 900D printed with the documentation.
  7. 7.When Catastro updates the ownership, check the IBI status with your ayuntamiento (to set up direct debit or change the billing address if you want).

  • Referencia catastral del inmueble (14 caracteres del recibo del IBI o de la Sede del Catastro)
  • DNI/NIE del comprador y del vendedor (por ambos lados, en PDF)
  • Datos de la operación: fecha de la escritura, porcentaje de titularidad de cada comprador, régimen económico si aplica
  • Justificante de representación si actúas por otra persona (poder notarial o autorización firmada)
  • Documento que acredite el estado civil si afecta a la titularidad (matrimonio, régimen de gananciales, separación de bienes)

¿Qué necesito para completar Inscripción Compraventa sin que me lo rechacen?

Inscripción Compraventa es gratuito en Ministerio de Vivienda / Catastro y se puede presentar por cuenta propia. El punto que interrumpe el trámite es que hace falta Cl@ve activa, y si no está dada de alta el registro previo puede tardar días. Además, hay que aportar 4 documentos a lo largo de 4 pasos, y la sede rechaza el envío completo si un solo dato no coincide con el que consta en el registro.
