Request a Nota Simple from the Registro de la Propiedad
Useful to see who owns a property and if it has a mortgage, liens or charges. Handy if you’re buying, renting with guarantees, or involved in an inheritance or court case.

- 1.Go to the Sede del Colegio de Registradores: sede.registradores.org and open Registro de la Propiedad > Nota simple (or use the direct link below).
- 2.Choose how to search: by CRU/IDUFIR, by registry data or by address/referencia catastral. The more precise, the better.
- 3.Fill in your details and state your legitimate interest (e.g. “I am buying the property and need to check charges”).
- 4.If asked, attach a document that supports the interest (reservation, arras, agency mandate, court filing…). They don’t always ask for this.
- 5.Pay the fee with your card on the secure gateway and keep the receipt.
- 6.You’ll get confirmation by email and, in 24–72 horas hábiles, the Nota Simple as a PDF (or a notice to download it from the sede).
- 7.If 3 días hábiles pass with no news, contact the assigned Registro (details in the email) and ask for the status of your request.
