Consultation and certificate of the Valor de Referencia (Catastro)

Energy certificates expire. Without a valid one, the contract may be voided.

Use this to check and get the official certificate of the Valor de Referencia for a property — the figure used for ITP and Sucesiones. Handy if you’re buying, inheriting, or want to ask for a correction because it doesn’t match reality.

What you need to have at hand
  1. Cl@ve, certificado digital o DNIe if you want the certificate (you don’t need them just to check).
  2. Referencia catastral of the property (appears on the IBI bill or the Nota Simple).
  3. Año del devengo of the tax (date of escritura or death).
  4. Evidence if you will request a rectificación (photos, valuation, technical report, acta notarial…).
Documentation
  • DNI/NIE of the applicant or representative.
  • Referencia catastral or dirección completa.
  • Escritura/nota simple or recibo del IBI to cross-check data.
  • Autorización firmada and DNI of the owner if you act on their behalf.
  • Reports and evidence if you claim errors (state of conservation, surface, qualities, etc.).
Step by step
  1. Go to https://www.sedecatastro.gob.es and open Valor de referencia > Consulta. You don’t need to identify to look it up.
  2. If you don’t have the referencia catastral, use Consulta de datos catastrales > Sin certificado, search by dirección and copy the referencia.
  3. In the consulta de valor de referencia, enter the referencia or address, pick the correct year and check the value and the info shown.
  4. Need the official certificate? Identify with Cl@ve/certificado and go to Obtener certificación del valor de referencia. Download the PDF with CSV and save it.
  5. Think the value is inflated because of specific circumstances? Under Trámites > Valor de referencia choose Solicitar rectificación. State the reason, attach evidence and submit. Save the registro receipt.
  6. Check your notifications on the Sede and in Carpeta Ciudadana (https://carpetaciudadana.gob.es). When they decide, download the resolution.
  7. If you have an ongoing tax (ITP/ISD), attach the certificate and, if a complementaria arrives, consider lodging a recurso with your Comunidad Autónoma in addition to disputing the value with Catastro.
Time-savers
  • Check the year: the valor differs year to year. Always pick the devengo year or they’ll reject it.
  • Get the certificate with CSV if you’ll present it to Hacienda; they’ll ask for that.
  • If you claim poor condition, include dated photos and, if possible, a tasación or technical report. More proof = fewer back-and-forths.
  • Keep the registro receipt for the rectification. Without the entry number, arguing deadlines is almost impossible.
Common mistakes that can mess up your procedure
  1. Looking at the wrong year’s value: they’ll dismiss it when they see the year.
  2. Not identifying to certify: the public query is fine for info, but without the CSV the paper won’t be accepted.
  3. Attaching a few poor photos to request rectification: without solid reports or evidence the rectification usually fails.
  4. Thinking rectifying replaces appealing taxes: they’re separate routes; if a complementaria arrives, appeal it in your CCAA as well as fight the value with Catastro.
  5. Not checking notifications: if you miss a request, they archive and you’ll have to start again.

  3. 3.In the valor de referencia query, enter the referencia catastral or the address, pick the correct year and check the value Catastro assigns. Make sure it actually matches your property.
  4. 4.If you need an official certificate (PDF with CSV), identify with Cl@ve, certificado digital or DNIe on the Sede and go to “Obtener certificación del valor de referencia”. Download and keep the PDF.
  5. 5.If you find errors or special circumstances (ruined state, missing qualities, etc.), under “Trámites” > “Valor de referencia” choose “Solicitar rectificación”, identify, fill in the reason and attach evidence. Submit and save the registration receipt.
  6. 6.Watch notifications on the Sede and in your Carpeta Ciudadana (https://carpetaciudadana.gob.es). When they resolve it, download the resolution and use it for taxes if needed.

  • Dirección completa del inmueble (por si buscas sin referencia catastral)
  • Año del devengo (el año de la escritura/compra o del fallecimiento en herencias)
  • Escritura/nota simple o recibo del IBI (para verificar datos)
  • Pruebas si vas a pedir rectificación (fotos, informe de tasación, acta notarial, peritaje, etc.)
  • Autorización firmada y DNI del propietario si actúas en su nombre

¿Qué necesito para completar Valor de Referencia sin que me lo rechacen?

Valor de Referencia es gratuito en Ministerio de Vivienda / Catastro y se puede presentar por cuenta propia. El punto que interrumpe el trámite es que hace falta Cl@ve activa, y si no está dada de alta el registro previo puede tardar días. Además, el formulario tiene 5 pasos y la sesión de la sede caduca antes de terminar si se interrumpe.
