Register an additional dwelling in Catastro (Gestión 12)
Energy certificates expire. Without a valid one, the contract may be voided.
Used to declare to Catastro that you have created a new dwelling inside a plot or building (annex, split into two flats, etc.). You need this if you finished new build/segregation and want the new unit recorded for cadastral value and IBI.

- 1.Go to the Sede Electrónica del Catastro (https://www.sedecatastro.gob.es/) > Trámites > Declaraciones and identify with Cl@ve, certificado digital or DNIe.
- 2.Choose Alteración de bienes inmuebles urbanos > Alta/modificación de construcción and enter the referencia catastral of the parent property.
- 3.Fill in the new dwelling details: date of end of works or date of the escritura, use = Residencial, number of entities created, areas per floor and description.
- 4.Attach PDFs: escritura de obra nueva/división horizontal, licencia or declaración responsable, certificado final de obra (if any), planos and photos. Check that areas are readable and file sizes aren’t too big.
- 5.Sign and register the declaration. Download the justificante and note the número de expediente. You can track it in Mis expedientes on the sede.
- 6.If you prefer in person, book a cita at your Gerencia del Catastro from https://www.sedecatastro.gob.es/ (Cita previa), bring the printed declaration and the originals/copies, and submit them at registro.
- 7.Monitor the expediente on the sede and answer any requerimientos if they ask for something (suelen dar 10 días hábiles). When resolved, download the certificación descriptiva y gráfica and check that the IBI for the next ejercicio reflects the new dwelling.
