Declare an additional dwelling in Catastro (new unit in your property)
Use this to tell the Catastro that there is an extra dwelling in your building (from new build, división horizontal, segregation or refurbishment) so they register it with its own reference. You need this if you created an extra flat and don’t want IBI or notification problems.

What you need to have to hand
- Cl@ve, certificado digital or DNIe that works in your browser. You can’t sign online without it.
- Referencia catastral of the original property (la finca matriz). You’ll find it on the IBI receipt or on the Sede.
- Date of end of works or of the escritura that gives rise to the new dwelling.
- Areas: constructed and useful area of the dwelling and of any anejos (if any).
Documentation
- DNI/NIE of the holder and of any co-holders.
- Escritura de obra nueva and/or división horizontal (if it exists), preferably with the nota de inscripción.
- Building licence and licencia de primera ocupación or equivalent declaración responsable.
- Certificado final de obra from the competent technician.
- Plans with floor layout and surfaces and memoria técnica. They must be legible and signed.
- IBI receipt of the original property (to identify referencia and ownership).
- Representation: notarial power or apoderamiento if a third party files it.
Step by step
- Go to sedecatastro.gob.es > Trámites > Declaraciones y comunicaciones and identify yourself with Cl@ve/certificado.
- Open the declaración por variación física (modelo 900D) and enter the referencia catastral of the original property.
- Fill in details: holders, date of end of works/escritura, uso Residencial, areas and anejos. If there’s a división horizontal, state the elemento privativo and cuota.
- Attach PDFs: escritura (if applicable), licences, certificado final de obra, plans and memoria. Check that the metres match across documents.
- Sign and submit. Download the justificante with CSV and save the expediente number.
- In Mis Expedientes, watch for any requerimiento de subsanación. If they ask for something, upload it using “Aportar documentación a un expediente” within the deadline.
- If you can’t do it online, book a cita at your Gerencia del Catastro from the Sede and submit the modelo 900D on paper with copies and originals for checking.
Time-saving tips
- Check areas beforehand: if escritura, plans and licence don’t match, they’ll return it.
- Compress PDFs and use black & white; the Sede limits size and rejects some formats.
- If there are multiple holders, add an extra page with the ownership split or upload them in a single clear PDF.
- Turn on electronic notifications (DEHú) so you know as soon as there’s movement.
- If it’s due to división horizontal, ask the notary/registrar for digital simple copies; they display better and weigh less.
Common mistakes that will mess up your application
- Submitting without final work certificate: they’ll stop the file until you provide it.
- Not declaring anejos (trastero/garage): later the IBI won’t match and you’ll get requests.
- Uploading loose photos instead of an ordered PDF: the technician can’t decipher them and will ask for more.
- Inconsistent dates between licence, end of works and escritura: that raises flags and delays processing.
- Going to the Gerencia without a cita: they’ll send you home. Book it well in advance — they fill fast.

- 2.Start the Declaración por variación física del inmueble (alta/modificación de unidad) and enter the referencia catastral of the original property.
- 3.Fill in the formulario modelo 900D: holders, date of end of works/escritura, use "Residencial", areas and any anejos (trastero, garaje) of the new dwelling.
- 4.Attach PDFs: escritura de obra nueva/división horizontal (if any), certificado final de obra, licence and plans with areas. Make sure they are readable.
- 5.Sign and submit. Download the justificante with CSV. Check Mis Expedientes to see if they let you upload more documents or if anything is pending.
- 6.If you can’t do it online: book an appointment at your Gerencia del Catastro from the Sede (Cita Previa) and submit the modelo 900D on paper with copies of all documents.

- Most recent IBI receipt of the original property (to identify and cross-check data)
- Authorisation/representation: notarial power of attorney or apoderamiento registered in the Registro de Apoderamientos if someone else files it
Very short legal deadline
You generally have 2 months from the date of end of works or from the escritura to declare the new dwelling to Catastro. If you don’t, they can fine you and regularise things retroactively for IBI.
Plans and areas must match
If the areas on the plans don’t match the escritura/licence, they will request corrections and the file drags on. Check constructed and useful metres before sending anything.
Attachments have size limits
The Sede limits file size. Upload compressed PDFs and use black & white if needed. Avoid .heic photos — convert them to PDF/JPG.
Cita previa gets full fast
If you go in person, book your appointment well in advance. In some Gerencias Mondays are almost impossible and they’ll send you to another week.
Do I have to declare a trastero or garage tied to the new dwelling?
Yes, if they are new anejos or their configuration changes. Declare the anejos, their surface and whether they are inseparable from the dwelling. That avoids requests and IBI mismatches.
Can I process this without an escritura de obra nueva or división horizontal?
You can start the declaration with the licence, certificado final de obra and plans. But if the dwelling comes from a división horizontal, they will normally ask for the escritura inscrita to reconcile elements and cuotas.
What happens if I don’t declare it on time?
They can fine you and then regularise the situation with effects from the real date. Result: you get back IBI bills with surcharges. It ends up more expensive and you’ll face requests.
When will I see the new dwelling in the Catastro public query?
Once they resolve and update the database. It usually takes 1–4 weeks. Sometimes it first appears in Mis Expedientes and a few days later in the public consulta.
Can my gestor or an architect do it for me?
Yes. They need apoderamiento (Registro Electrónico de Apoderamientos) or a notarial power. Without that, the file will be stopped for lack of representation.
What if the works aren’t finished yet?
Wait for the certificado final de obra. Declaring mid-works complicates everything and they’ll ask you to correct it. As soon as you have end-of-works and the licence, declare it.
